This is a Lore Friendly restoration of Jamaica Plain. The old place weathered well due to Ghouls keeping people away.
ITS TIME!!
Ok the CK has gone into open beta so we have been busy updating all the Rebuilds to fix known issues and fully fix some issues that were incomplete. Navmesh was the biggest culprit in the series by far, but it was NOT all that we addressed. With that in mind, for this release (and most likely from now on if it’s useful) I will provide a Change Log on each mods page. Check it and if you know of an issue we missed send me a PM or post it in the comments and it will get included in the next release. Please take note that the «Real» glass in the windows got pushed to the next release since I am the slowest person on the planet with NifScope and did not want to have you guys wait another month for CK fixes since some of them were so pressing.

I didn’t do this one alone. lapdragon collaborated on this one with me and brought formal Architecture training to the table. The boarded up house up the hill from the main house is now usable because of him. It had to be built from scratch since the original was a single Static exterior only. Everything on the inside was just invisible. He made one to look like the original but usable. 🙂
NEWSFLASH! gandalftw has fixed the window texture so that we get clean glass for ALL the rebuilt. A side effect of the fix is that he has restored a huge portion of the glass in the game. Its my understanding that he is going to put it up as a mod and when he does I will add a link. Its included in this mod and will work everywhere once its in place. Please don’t forget to thank him for doing this since its just something lapdragon and myself could not do.
Some Details.
1. This uses only vanilla parts to restore the buildings.
2. The locking doors that all my «Rebuilts» get does not go into the Lore version. So Initial release is Lore on this one and no locking doors.
3. Lapdragon implemented his Container Fix in this esp so the Vanilla containers are safe storage.
4. I did NOTHING to the settlement that would change the Story behind it.
5. You can fast travel from inside the building. If you place the fast travel target inside the house in build mode you can fast travel into the building also.
IMPORTANT:
1. In order to have your Power Armor not reset go and get Buildable Power Armor Frames by Lapdragon. Read his description for instructions but basically it allows you to fix your Power Armor so that it wont reset to T45 if you leave it in a changed Cell. You MUST use this mod or one that does the same thing to prevent your Power Armor from reverting back to the T45 stuff. This is an Engine bug that we can only work around until Bethesda fixes it. It is triggered by changing a cells data, and in order to make the Mansion nice I had to make changes.
2. You need the following in your fallout 4 INI file to fix the sprint bug.

What’s new?
Major update, added Town Hall, replaced cladding on the building housing the pharmacy. Upgraded bathroom fixtures.
Loads into slot 37.
Method;
Town Hall; I deleted everything except the foundations, roof vents, chimneys, the computer and wall safe in the mayor’s office.
I kept the stairs and door to the basement but deleted all floors and puddles on the ground floor.
Building with the 2 protectrons; I kept the robots, robot pods and all posters, paintings, computers etc. I deleted all walls and floor fragments but kept the foundations and ground floor segments.
Other; The kitchen items were added in an update to CAS. My design had already been placed when this update occurred. If you wish to remove these items, you will need to “disable” and “markfordelete” them.
Or;
Remove my additions after placing the settlement and decorate these areas to taste.
In the existing buildings, I removed a few panels to allow passage into the new sections.
( If in doubt; save before deleting wall or section.)
If there are steps going into a blank wall, there is probably a passage to the next building.

This build features plenty of beds, resources and defences.
I build these settlements for my own amusement. I’m not big on clutter, I just want to get my settlement as full as possible and make sure there are enough amenities. If I have to go and help the settlement fend off the three raiders that they can’t deal with, the defences pretty much ensure they are shredded by the time I get there. There is plenty of space to personalise the settlement to one’s own taste.
I don’t and won’t do requests. I have placed these files here for anyone who might deem them useful.
Method; I use transfer settlements to drop everything into place and either scrap everything that sticks up or enter «Disable» and «Markfordelete» anything that won’t scrap using scrap everything.

A large and heavily fortified Minutemen base in the Jamaica Plain build zone. This settlement goes beyond the default boundaries of JP taking up the entire area between the pond and the church. This build has around 3000 pieces so it’ll need some extra time to settle once the import is finished.
Scrapping:
Highly recommended that you download Scrap Everything and Jamaica Plains Expansion v3 (linked below) so you can clean up the entirety of the build area. Scrap Everything is required to remove a retention wall going through the bar as well as an annoying cluster of trees in the western gateway. You’ll also want to scrap every vehicle, including the bus, in order to free up some space.
I suggest importing the base first and then just scrapping anything that seems out of place afterwards. I imported on a new game and was able to scrap anything in the way without having to move or lose any build pieces.

Like most settlement blue prints this is for those who want a very detailed settlement but maybe don’t have the time to do it themselves or are maybe just exploring other options/others creations. This is settlement blueprint is specifically for Jamaica Plain and is built to be a fully plug-and-play experience. If you have scrapped everything or nothing this will work but if you have not scrapped anything yet you may want to go through and do some spring cleaning since Settlement Blueprints will not delete non-workshop items like trash and vehicles.
This Jamaica Plain is an immersive lore-friendly build. This is not a massive twenty settler contraption that towers into the sky. I have rebuilt the mostly destroyed brick building into a modest structure that houses a well-stocked gun store is filled with personal effects, and has a weapon bench, rooftop garden, and cooking station. I have turned the lower level into the mostly-intact house into a small restaurant and the upstairs is sparsely decorated to imply a poorer side of living. Outside features include a reinforced courtyard for traveling merchants to stop, an outdoor Nuka World themed snack shop, and some light defenses. The settlement has a large power generator, a water pump, armor workbench and food resources.
There are only three beds for the theorized three settlers to utilize (you must provide the settlers) with two of those beds being adjoined for a theorized couple that run the restaurant in the house and snack-stand outside. The third bed is located inside the arms dealer building and is for the merchant there. The weapons dealer building could also be used as a player base with its many amenities for an arms-dealer role playing build. There is some room to expand if you’d like to add a couple more beds.

Mod Requirements?
Eventually I would like to create several of these settlements to be loaded at the same time in an effort to make the vanilla settlements a bit more special and life-like. Also to provide wasteland wanderers access to unique and rewarding settlements as they explore instead of just another empty lot that it’s your job to make into something cool. Maybe even turn this into a real proper mod that prevents the need for Settlement Blueprints and some of the larger settlement mods people may not want to download.
